Everyone in our team is a qualified carpenter. That is unusual on a mezzanine job. Most floors are put up by a steel contractor who installs the structure, hands you a bare platform and leaves.

The framing, linings, ceilings, doors and joinery then have to be done by another trade, who starts on another date.

With us, the same people do all of it. The team that puts up the columns also frames the office on top, cuts any new opening the layout needs through the wall, and hangs the door.

There is no handover to another trade halfway through the job, which is where a mezzanine build usually goes wrong.

We Get Two Prices For Other Trades

Some fitout work has to be done by a licensed trade, such as an electrician or a glazier. We don't do that work ourselves.

For that work, we ask two firms to price the same job. We show you both prices side by side, so you can see what you are paying for instead of it being folded into one total at the bottom of the quote.

The Floor Is Engineered Before It Is Built

There are two ways a floor gets engineered, and most jobs use both. Light gauge steel comes from the factory already designed, with tables that show how much weight each size of floor can carry. Anything that needs I beams or PFCs (parallel flange channels) goes to a structural engineer, who designs that floor for your building. We use the same engineer every time.

Which one your building needs depends on the span, the load and the height you have available. Either way, you get certified drawings. A certifier will ask for them, and you keep them.

Four Years, More Than A Hundred Floors

Our team has been building mezzanines for four years and has built more than a hundred of them in that time. We started building them when people who already knew our work asked us to take on a job.

Building a mezzanine is closer to carpentry than it looks. Framing a floor in a house and framing one four metres up in a warehouse need the same things: the right spans, a level floor, and the strength to carry what will sit on it.

In that time our team has dealt with most of the tricky situations, like installing a floor in a warehouse that is still trading, placing columns around a forklift lane, and fitting a stair where there was no obvious place for it to land. Problems like these often only show up once the job has started.

The Jobs We Are Right For

We're based on the Gold Coast and work right across the region's industrial estates. For larger jobs we go as far north as Noosa and as far south as Ballina. At that distance our team stays overnight rather than driving there and back each day, and the accommodation is shown in your quote.

It depends on the size of the job as well as the distance. A small job a long way away usually doesn't make sense for you. Two hours of driving for a floor that takes half a day to install costs you more than the floor is worth.

A large floor at the same distance is worth the trip. We'll tell you honestly which one yours is.

Tickets, Insurance And Warranty

Our team holds its own forklift, scissor lift and elevating work platform tickets, so we run our own equipment on site instead of waiting on someone else. The work carries $20 million in public liability, and our team is covered by workers compensation.

Workmanship is warranted for three to twelve months depending on the product. A light gauge storage floor and a structural steel deck with a certified stair are different products, so each one has its own warranty period.

Your warranty period is written into your quote before you accept it.
