Why A Gold Coast Team Builds In Brisbane
Our yard is at the northern end of the Gold Coast, so Brisbane is close by. Jobs in Logan and on Brisbane's south side are a normal working day for us, and have been since we started.
Building a mezzanine floor comes down to four steps: a site measure, a set of drawings, a steel delivery and the installation. Our team stays on site for the whole installation, so the distance doesn't slow the build down.
You get a team that has been building mezzanine floors for four years and has built more than a hundredof them. If the trip adds a cost, it's shown as its own line on the quote. For most jobs the trip is worth it, but not for every job, and we will tell you which yours is.
What A Brisbane Warehouse Usually Needs
Most Brisbane enquiries are similar to the ones we get on the Gold Coast, because the buildings are much the same. Usually it's a tilt panel warehouse with unused height, a business that has outgrown its floor space, and a lease that makes moving expensive.
Storage Over The Quietest End
Most first mezzanines go over the quietest end of the building, usually along the back wall or the side away from the roller door. That way you gain floor space without getting in the way of your racking or forklift paths.
It's more common to cover half the building than all of it. A mezzanine across the whole floor is rarely needed, and it's always the most expensive option.
An Office That Looks Over The Floor
The next most common request is an office or lunchroom up on the mezzanine, so the floor space underneath can still be used. A space people work in has to be built to a different standard than a storage platform, so let us know when you first get in touch.
Why Load Ratings Differ Between Quotes
A mezzanine rated for light storage and one rated for pallets of stock can look the same from above, but they are built very differently underneath. This is often where one quote comes in cheaper than another, and you don't want to find that out later.
That's why we ask what you plan to store up there before anything is drawn. The engineer sets the load rating to suit, and it's written on the drawings you keep.
Which Side Of Brisbane Is The Job On?
This is the first thing we ask. It tells us whether our team can drive home each night or needs to stay over. That is the only part of a Brisbane job that costs differently to a Gold Coast job.
Either answer is fine. We just need to know before we quote, so there are no surprises during the build.
South Side And Logan
We do these jobs as day trips, the same as a job in Yatala.
- It's a straight run up the M1 from our yard, so our team can spend the day working on site
- If the job takes several days, we work them back to back, with no accommodation costs
- We can fit in a site measure without planning a special trip
North Side And The Far Suburbs
We plan these jobs with an overnight stay, because it's two and a half hours each way.
- Our team stays overnight, so more of each day is spent working and less is spent driving
- Accommodation is shown on the quote as its own line, at cost
- On bigger jobs this adds little to the total. On small jobs, it's worth talking it through with us first
Either way, the travel cost is written on your quote as its own line, so you can see exactly what it adds.
Approval And Certification In Queensland
The rules are the same in Brisbane as on the Gold Coast, because they are set by Queensland, not by your local council. A small storage platform is sometimes exempt, but the stairs and guardrail usually mean it needs building approval.
A licensed building certifier decides whether you need approval. Every mezzanine floor we build comes with engineer certified structural drawings, which is the first thing a certifier asks for.
Who Runs The Approval
We can manage the approval and certification for you as a separate item on the quote, or give you the drawings to handle it yourself. Either way, it isn't hidden in the price of the floor.
If your job also needs a town planner, that is a separate piece of work outside our quote, and we will tell you at the start.
Stairs, Edge Protection And The Standard They Must Meet
Stairs, landings, handrails, kick rails and pallet gates are part of every mezzanine, not extras. Without them, the floor can't be signed off for people to use.
Stairs and platforms that give people access to machinery, storage or a work area must meet AS 1657. Queensland's code of practice on managing falls at work refers to this standard, and we build to it on every job.

Do you actually build in Brisbane, or just quote it?
Yes, we build it. Brisbane and Logan are within our normal working area, and the same team that installs on the Gold Coast installs there. We don't subcontract the installation. The only difference for a Brisbane job is the travel.
Does a Brisbane job cost more than the same floor on the Gold Coast?
The mezzanine floor itself costs the same, but the travel might add a little. Jobs on the south side and in Logan are day trips, so the difference is usually small. The north side is two and a half hours each way, so our team stays overnight, and the accommodation is shown on the quote at cost.
Do you have a Brisbane office?
No. We're based on the Gold Coast and travel up the M1 to Brisbane regularly. If you need someone who is always fifteen minutes away, we may not be the right fit.
Does building in Brisbane take longer than on the Gold Coast?
No. The same team builds it the same way, and south side jobs are day trips. The main thing that affects the timeframe is certification. Allow about a fortnight for a private job without it, and around six weeks once a certifier and a town planner are involved.

Yes. Most Brisbane warehouses are leased. Check what your lease says about structural work, what your landlord will agree to, and what happens at the end of the lease. Get those answers before the mezzanine is designed, because they decide whether it is bolted to the slab or free standing.

Can you match a mezzanine to racking we already have?
Yes. We measure your racking before the mezzanine is designed. Sometimes the racking can hold up the floor, which is cheaper because you don't pay for extra columns. Other times it's better to keep them separate so you can move the racking later.
