What Moves The Price
A mezzanine floor on the Gold Coast is priced by the square metre, and everything else, like the stairs and handrail, is added on top. That is enough for us to give you a rough price over the phone. To turn that into an actual price we need to measure your site, because five things change the price more than anything else. Knowing them will help you read a quote properly.
How A Mezzanine Floor Is Priced
The floor itself is priced at a rate per square metre. That is the base price, and it is what most people call us about. On top of that we add everything that is not floor: handrail at a rate per linear metre, the stairs, the gates, and the finish you want.
Small floors are the exception. Under about twenty square metres the rate per square metre goes up, because a ten square metre floor still takes our team a full day, and a day costs the same whatever the size of the floor.
The rate alone cannot give you the final price, because the same floor area can need two different structures.
Tell us the size of the building, the clear height and what will go upstairs, and we will give you an honest rough price quickly. After we measure the site, we give you the actual price. It usually goes up a little rather than down, because a site measure finds things a phone call cannot.
Span: How Far The Steel Has To Reach
The distance between the columns has the biggest effect on the price. A short span uses lighter steel and more columns. A long span uses heavier steel and fewer columns, so there are fewer in your way.
A long, clear span costs more up front but often costs less overall, because a column in a forklift aisle slows your work every day for as long as you lease the building. It is often worth paying the extra.
Loading: What The Floor Has To Carry
A floor rated for light storage and a floor rated for pallets of stock are different structures, and once the decking is down you cannot tell them apart by looking.
This is the most common reason two quotes differ, and a quote will not always say so. If one quote is much cheaper, check the loading first. A floor rated for less weight is cheaper to build, and you only find out when it cannot carry your stock.
Height And Headroom
The height of your building decides what is possible, and sometimes how the floor has to be built. In a low building the floor structure may need to be shallower, which usually means heavier steel to cover the same span.
Height also affects access. A higher floor needs a longer stair, and a longer stair needs a landing, which takes up floor space and adds cost.
Access And Edge Protection
Stairs, landings, handrail, kick rail and pallet gates are part of every mezzanine floor. Without them, nobody is allowed to use it.
They are also the part most often left off a cheap quote, so a floor that looked cheap ends up costing more. We include them in our quote because they are part of the job.
Staging Around A Working Business
Building in an empty unit is simple. Building in a warehouse that has to keep picking and sending out orders means planning the work in stages, and that takes time.
It is worth paying for. A fortnight of downtime costs most businesses far more than the difference, which is why we plan the stages before we price the job, not after.

If any of these are missing, the quote is not for a finished floor, and that is usually where surprise costs come from later.

How much does a mezzanine floor cost?
The floor is priced by the square metre, and everything else is added on top: handrail by the linear metre, plus the stairs, the gates and the finish. Tell us the size of the building, the clear height and what will go upstairs, and we can give you a ballpark quickly.
After we measure the site, we give you the actual price, and it usually goes up a little rather than down.
Is there a minimum size, or a higher rate on small floors?
There is no minimum size, but under about twenty square metres the rate per square metre is higher. A small floor still takes our team a full day, and a day costs the same whether the floor is ten square metres or forty, so the rate has to cover that day.
Why can the same floor area come out at two different prices?
Floor area alone does not decide the structure. If you double the loading or the span, the steel underneath changes, even though the deck looks the same from above. That is why a rate on its own is a starting point, not a quote, and why the loading is the first thing to check when two quotes differ.
Does powder coating cost more?
Yes, it is a separate cost on the quote. You can choose a standard finish or powder coating, and it mostly changes what the stairs and handrail cost rather than the floor. It is worth deciding early, because it costs less to include from the start than to add later.
Do you charge extra to travel to a job?
No, not on the Gold Coast. Further out, the travel goes into the price, and if our team has to stay overnight, the accommodation is added at cost. You will see it on the quote, so there are no surprises later.
Is a mezzanine cheaper than moving to a bigger building?
Almost always, and usually by a lot. A mezzanine is a one off cost, while a bigger building means higher rent for as long as you are there, plus the cost and disruption of moving. That is the main reason most mezzanine jobs go ahead.
Does a rack supported mezzanine cost less?
Usually yes, because you are not paying for a second set of columns. The saving only works if your racking layout is settled. Once the floor sits on the racking, the racking holds up the floor, and changing it later means going back to the engineer.
What should be included in a mezzanine quote?
A quote should include design and engineer certified drawings, the steel to a stated loading, decking, access stairs, handrail and kick rail to every open edge, gates where stock is lifted up, and installation. If any of these are missing, the quote is not for a finished floor.
How do I compare two mezzanine quotes?
Compare the loading first, then the span and column positions, then what access and edge protection is included. Two quotes with the same floor area can be very different structures, and the cheaper one is sometimes cheaper because something you need has been left out.
